Enkostay for Foreigners: Booking, Payments and Move-in

Book an Enkostay room with the correct payment and approval sequence, then prepare residence documents, entry instructions and a clear plan for changes or refunds.

A room looks suitable, the dates fit, and the card payment goes through. With Enkostay, there is still one important step: the host must approve the request before the lease is finalized. This guide follows that sequence, including the account, payment, documents and arrival checks that can otherwise interrupt a short stay.[1]

Quick answer

Use the official Enkostay tenant website, confirm the room with its host, then submit the request and payment. Check the accepted lease in your account rather than treating a bank notification as confirmation.[1]

Enkostay promotes no-deposit rentals, but that does not mean paying only after arrival. Its payment FAQ requires the full amount upfront for stays under 90 nights. For longer arrangements, review the individual payment schedule before committing.[2][3]

Go to your current stage: Before paying — check the total and cancellation terms. After approval — confirm the booking and prepare documents. After move-in — record and report an issue.

Start with one account and a reachable contact

The published login options are an Enkostay email account, Google, Apple and Kakao. Keep using the original method: the help center warns that another method can create a separate account, making existing messages and contracts appear missing.[4]

Save the login method with your travel notes. If your reservation disappears, check that account first rather than paying again. Provide accurate contact details and complete any checks presented by the official service. A social login option is not evidence that every identity requirement is waived.

Check dates, the actual room and supplies

Search using your location, exact arrival and departure dates, and actual tenant count. The availability FAQ says to contact the host even when the property appears in results. Use the listing's contact or messaging function before submitting a paid request.[5]

The platform changed its minimum from 14 to seven nights on August 5, 2026 for new requests. The dated notice and v2.1 policy agree; older 14-day guidance is not the current platform floor. A host may still require a longer stay, so obtain confirmation for this room and your dates.[6][7]

Confirm the bathroom, kitchen, laundry and supplied linen for the exact unit. Bedding is not standard hotel service: the fee guide limits paid bedding rental to accommodation-type properties offering it. Enkostay's policy also says it does not conduct on-site inspections or safety verification. Request current unit details rather than treating a listing as an inspection certificate.[8][6]

Message to adapt: “Hello, can you confirm this specific room for one adult from November 4 to December 2? Are the bathroom and kitchen private? Please confirm bedding, towels, utility limits and entry after 20:00. I need residence documents for an appointment; can the host information be ready beforehand?”

Delete the document sentence when it is irrelevant. Keep the answers alongside the exact room name, not just the building's marketing name.

Read the full quote before pressing Lease Now

The official flow uses Select Room → dates → Apply → review fees → Lease Now → guest details and payment. The button labels come from the published walkthrough, not a personally completed transaction; follow the equivalent current screens.[1]

Quote itemWhat to resolve before payment
Rental periodConfirm both dates and the number of nights.
Rent and utilitiesIdentify included services and any stated additional-use charges.
CleaningCheck the one-time move-out charge rather than assuming daily cleaning.
BeddingConfirm availability, contents and any separate charge.
Service fee and totalRecord the displayed fee and final amount, not just advertised rent.

The fee FAQ describes a 10% tenant service fee. Check the checkout's actual calculation and fee base rather than reconstructing a total from the headline monthly price. Cleaning and qualifying bedding charges are described as initial-payment items.[8]

For a five-week stay, budget for the whole requested period upfront. The installment FAQ limits monthly installments to agreements of at least 90 nights. Its payment-date description and the newer policy use different wording, so obtain the dated schedule for your contract instead of assuming a universal second-charge date.[9][6]

Use the global-card route and prepare bank authentication

The general card-registration guide lists Visa, Mastercard, JCB, Diners Club, Discover and American Express, but that is not proof that all six appear in every short-stay checkout. Check the networks offered in your actual payment flow. The guide excludes Alipay and WeChat Pay.[10]

For a Toss Payments one-time charge on a stay under 90 nights, the newer August 2026 guide specifically covers Credit / Debit card (Global) with Visa, Mastercard and JCB and 3-D Secure authentication. Do not infer support for the other networks from the older general list. Your issuer may approve silently or request a challenge.[11]

Keep your bank's authentication method available while abroad, and check the amount before approving it. When a challenge fails, check both the Enkostay request and the card activity before retrying. Send support the error and request reference, never your full card number, security code or one-time password. Successful card authentication still does not replace host approval.[11][1]

Separate payment, approval and refund status

On the website, the published status path is the profile icon → My Bookings → Stay. Open the relevant entry and verify the room, dates and lease status.[12]

What you seeWhat to do next
Card notification onlyCheck whether the request exists and awaits host approval.
Accepted leaseSave the confirmation and arrange entry instructions.
Declined or expired requestTrack the refund receipt before tying up funds in another request.
No visible bookingCheck the original login method and ask support before paying again.

The refund FAQ describes a full refund when the host rejects the request or it expires after 24 hours without approval. The policy has an earlier midnight cutoff for requests close to the move-in date; do not rely on a last-minute pending request as tonight's confirmed room.[13][6]

For international payments, Enkostay estimates about 7–10 business days for a processed refund to appear at the bank. Keep the Toss Payments refund email. If the receipt exists but the credit remains missing after that period, use it to ask the issuer to trace the transaction.[13]

Request residence documents through the website

Document support can matter more than a room's photographs. Before paying, ask whether the host can supply the information needed for your specific appointment. A downloadable invoice alone does not establish that every residence document is ready.

The official document guide specifies website only, not the app, using My booking → Stay → Document. Add the contracted tenants' details and check the available documents. Downloads can remain disabled until the host supplies required information; use the host-request option or in-platform chat when that happens.[14]

Check names and document fields before submission. The help center warns that corrections can cost KRW 33,000. If your name does not fit the available fields, ask support before finalizing rather than guessing how to shorten it.[14]

The platform's document service is not a visa approval guarantee. Confirm individual requirements with the receiving institution or Korea Immigration Service's 1345 contact center before arranging your appointment around the booking.[15]

Save entry details before travelling to the property

Enkostay says it sends move-in information seven days before arrival, 24 hours before arrival and at 09:00 on move-in day. That schedule does not guarantee an email for a booking made after an earlier send time. Check spam, the registered address and the host's current instructions.[16]

Save the Korean address, unit, permitted entry time and host contact offline. Distinguish the building entrance from the room lock. Do not share access codes publicly.

Korean message to show: “오늘 입주 예정입니다. 건물 출입 방법과 호실 안내를 보내 주세요.” This asks for building-entry instructions and the unit details for today's move-in.

For a missing guide or administrative problem, the help center specifies email or chat, not a customer-service phone line. Published hours are Monday–Friday 10:00–17:00 and Sunday 09:00–18:00; Saturdays and public holidays are closed. Plan in Korean local time and check notices around holidays.[17]

Inspect promptly and report the right problem

Before unpacking, check locks, hot water, heating, Wi-Fi, cleanliness and promised equipment. Take dated photographs of existing defects without capturing other residents' private information. Send a specific report rather than only saying the room is disappointing.

At move-in, use the 24-hour rule. Policy v2.1 requires an evidence-backed request to the host within 24 hours for cleanliness, major failures or a material listing mismatch. Its separate during-tenancy rule allows a 48-hour correction-request window; that does not extend the arrival deadline. When the host does not respond within 24 hours or normal residence remains impossible, the policy describes escalation to Enkostay within 72 hours of the issue. Report immediately and keep timestamps.[6][18][19]

A report starts a review, not a guaranteed refund or replacement room. Prioritize safety over remaining in a dangerous property to preserve a claim, and notify the host and platform with evidence when safe.[6]

Cancel or extend through the correct route

For a personal pre-arrival cancellation, the help center gives My Booking → Stay → Detail → Cancellation. Inspect the estimated penalty and refundable balance before confirming; the operation is described as irreversible.[20]

If the host cannot provide the room, do not cancel as though you changed your mind. Keep the host's message and report the problem to Enkostay so it can be handled under the appropriate responsibility category.[20]

For the policy's standard V2/Toss route, the 24-hour-after-payment free-cancellation provision excludes cancellations inside the final 24 hours before the system's move-in time. Service fees and other penalties have separate rules. Check the current quotation in Korean Standard Time; “within one day” is not a universal free-cancellation promise.[6]

To extend, obtain host agreement first, then open My Bookings → View Details → Extend Lease. An extension needs the required payment and approval. A disabled option can reflect unavailable dates; it is not permission to stay and settle later.[21]

To leave early, the published process requires advance agreement on the date and submission through the official early-move-out request route. Leaving the keys or sending a chat message does not itself update the remaining charges.[22]

For a personal early departure from a fully prepaid stay under 90 nights, v2.1 lists no unused-period refund unless an adjustment is agreed with the host. Host non-performance and a documented uninhabitable room follow different dispute rules. Obtain the applicable settlement before deciding to leave early.[6]

Frequently asked questions

Can I book from overseas with an international card?

The service documents a global-card checkout, but your issuer and authentication method still matter. Resolve those before requesting several homes; otherwise pending charges and refund delays can restrict your budget.[10][11]

Does no deposit mean there are no other charges?

No. The service markets no-deposit rentals, while its fee guide lists separate cost components. Read the complete quote and damage conditions before agreeing; a missing security deposit is not a waiver of responsibility.[2][8]

Who should I contact when something goes wrong?

Use the host for room-specific details and immediate repair requests. For account, payment or cancellation handling, use the official help center or stay_support@enko.kr. This HUK article and its feedback form are not Enkostay customer support.[19][17]

Use the weekly/monthly rental comparison to decide whether this model fits your stay. For 33m2 instead, follow its separate verification and booking procedure rather than applying Enkostay's steps.

Your next move

Obtain the host's room-and-date confirmation first. Then review the full charge, cancellation terms and any document requirement before submitting one request. After acceptance, save the lease and entry instructions together so arrival does not depend on finding a message at the doorway.
