Weekly and Monthly Rentals in Korea: Apps, Costs and Documents

Compare furnished weekly and monthly homes in Korea by total cost, upfront payment, living facilities and document needs rather than a misleading headline rent.

A month in Korea is long enough for laundry, cooking and a daily commute to matter. It is also short enough that a conventional apartment search can send you toward contracts you do not need. Start with furnished short-term options, then compare the actual period, cash required and exit conditions—not a monthly number stripped of fees.

Quick answer

Compare 33m2, Enkostay and LiveAnywhere for furnished weekly or monthly homes. Add an operator-managed Mangrove Stay quote when shared facilities suit you, and use a hotel or Airbnb monthly quote as a control. These are different products, not interchangeable guarantees about deposits, documents or cancellation.[1][2][3][4][5]

Choose the property that meets your exact dates and daily needs at an acceptable total cost. Keep accommodation booking separate from permission to remain in Korea: a host's acceptance does not determine your immigration status.

Match the route to the length and purpose of your stay

RouteWhy include it in your search?Check before committing
33m2English-language weekly rental searchExact dates, utilities, lease conditions and deposit; see the separate booking walkthrough.[1]
EnkostayForeigner-oriented homes promoted without a traditional depositTotal upfront rent, fees, host approval and property-specific minimum.[2][6]
LiveAnywhereFurnished short stays with an English search routeUse the foreigner-friendly filter and check the unit's payment and deposit terms.[3][7]
MangroveOperator-managed private rooms and shared spacesChoose Stay rather than accidentally applying for a longer Live contract.[4]
Airbnb or a serviced hotelA comparison against a rental-style arrangementMonthly cancellation terms, housekeeping, private kitchen and total price.[5]

This is a shortlist of verifiable routes, not a ranking of market share or a claim that any platform inspected every room on your behalf. A website is enough to begin the search; installing an app does not resolve an unclear contract.

The useful recent change: English access to local rentals

33m2's January 2026 announcement introduced its English service. Its international-user FAQ also documents passport verification when Korean carrier verification is unavailable. Advice that you must always have a Korean mobile identity to begin this particular rental route is therefore too broad.[1][8]

LiveAnywhere now has an English site and a foreigner-friendly search filter. The operator also documents international-card support. Those features help you reach the booking stage, but do not establish that every host, card issuer or room will meet your needs.[3][7][12]

The practical trend is more directly usable local rental information, not proof that a long stay has become universally cheaper. Check a real quote for your dates instead of reusing a price screenshot from last year.

Separate platform choice from the booking procedure

A refundable deposit and advance rent affect your budget differently. Compare both the full cost of the completed stay and the amount tied up before arrival. “No deposit” does not establish that you pay only one small installment.

Use the Enkostay booking and payment guide for its request, payment, host approval and document sequence. Use the 33m2 passport-to-move-in guide for that different service's workflow. Do not assume two platforms place payment and approval in the same order.

Separate Mangrove Stay from Mangrove Live

Mangrove's general FAQ describes Live contracts starting from three months, with six-month minimums stated for Sinchon and Soongin. It separately links Stay reservations. Do not use the Live application simply because the building looks right for your one-month visit.[4]

The Sinseol location page describes Stay accommodation from a day to three months. Individual monthly offers can have different limits, so select your dates or request a dated quote. A common building name does not mean identical deposits, bedding, room types or cancellation conditions across products.[10]

For any coliving option, confirm which areas are private. Ask about kitchen access, laundry charges, working space, guests, quiet hours and maintenance contact. A desk in a promotional photograph is not a promise of a private office or a measured internet speed.

Compare all-in cost and money tied up

Build two figures: the non-refundable living cost if you complete the stay, and the cash or card capacity required before arrival. A refundable deposit belongs in the second figure but is not a discount on the first.

Worked example only—not a current listing, market average or quoted platform fee:

Item for an illustrative four-week rentalAmount
Rent: KRW 250,000 × 4 weeksKRW 1,000,000
Utilities: KRW 35,000 × 4 weeksKRW 140,000
One-time cleaning chargeKRW 60,000
Illustrative service chargeKRW 70,000
Cost of completing the agreed stayKRW 1,270,000
Refundable deposit, assuming no deductionsKRW 330,000
Initial funds neededKRW 1,600,000

Four weeks is 28 days, not every calendar month. Compare the actual move-in and move-out dates with a hotel quote covering the same nights. Add any extra days, cleaning, bedding, utilities and other mandatory charges before deciding which option is cheaper.

Also ask when the deposit is released and how long your card issuer may take to credit it. Do not plan to finance your next accommodation with a refund that has not arrived.

Ask for documents before you pay

If you need proof of your Korean address for a specific application, ask what document the provider can actually issue, whose name and address appear on it, and when it becomes available. Then confirm whether that document is acceptable for your own procedure.

33m2's international-user FAQ says it does not issue a separate lease document or proof-of-residence document through the service, although a payment receipt can be printed. Enkostay promotes support with residence-related documents, but that is not approval by an immigration office.[8][2]

Korea Immigration Service's 1345 contact center provides multilingual guidance. Ask it about your particular document requirement rather than accepting “foreigners can stay here” as proof that every administrative use of the address is permitted.[11]

If accommodation paperwork is essential, an uncertain answer is a reason to pause—not a detail to repair after a non-refundable payment.

Inspect the living conditions, remotely or in person

Request recent photos or a live video showing the actual unit, windows, entrance, bathroom and provided appliances. Confirm which room in a multi-unit building is yours. A refusal to arrange a visit is not by itself proof of fraud, but you still need enough evidence to make a considered decision.

Check for a window to the outside, ventilation, lift access, visible damp, bed dimensions and whether the shower is private. Ask how heating, air conditioning, hot water and waste disposal work. For a sharehouse or goshiwon-style room, focus especially on shared bathrooms, kitchen rules, laundry and access hours.

For a direct rental found through a group or agent, establish the contracting party's authority to rent or sublet the unit before transferring a deposit. Use a licensed real-estate professional or appropriate local advice when the arrangement is unclear; a social-media profile is not title verification.

Do not judge an offer from its length alone. Ask whether you are booking accommodation or entering a rental contract, who provides it, and which terms apply. Where the description and offered service conflict, ask the platform to clarify before paying.

Use a message that creates a comparable quote

“I need a furnished home for one adult from November 3 to December 1. Please confirm the exact unit, total rent, utilities and limits, cleaning and service fees, refundable deposit, bedding, internet, move-in time and cancellation terms. Can all payments and agreed conditions remain in the official booking record?”

Add an address-document request only when relevant. For a Korean-speaking host: 관리비에 전기·가스·수도·인터넷이 포함되나요? 추가요금 기준과 보증금 반환 시점을 알려 주세요. — “Does the management fee include electricity, gas, water and internet? Please explain extra-charge rules and when the deposit is returned.”

If your arrival date is fixed but you cannot verify a suitable longer stay, consider a short, clearly confirmed first booking while you finish the search. Treat that as a contingency expense, not a promise that a better rental will appear.

Plan the exit before moving in

Save the cancellation policy and extension process. On Airbnb, home reservations of 28 nights or longer fall under a long-term cancellation policy; extending a short booking can therefore change the consequences of leaving early.[5]

At move-in, record existing damage and missing inventory promptly through the official channel. Before departure, confirm cleaning expectations, key return, inspection and deposit handling. A paid exit-cleaning fee does not necessarily cancel every housekeeping obligation during the stay.

Frequently asked questions

Is a no-deposit home always the cheapest choice?

No. Compare the completed-stay cost and the amount paid upfront separately. Higher rent or service charges can outweigh a lower deposit.

Can I book a monthly home before arriving in Korea?

These services provide online routes, but approval, identity checks, payment and document requirements still apply. Do not treat an inquiry or an available calendar as confirmation.

Does “monthly” mean I can leave whenever I want?

No. Read the exact dates and early-exit terms. A monthly price, a 30-night calculation and a calendar-month contract can describe different obligations.

Your next move

Request two complete quotes for the same dates. Resolve document requirements and exit terms first, then choose the home that meets your actual daily needs without relying on an unconfirmed refund or discount.
